Landmark Tower Apartments Project Spotlight
Low-Voltage Systems for a Luxury Residential High-Rise Retrofit
MTG partnered directly with Sherman Associates, the building developer, owner, and manager, serving as the primary low-voltage contractor throughout the renovation. This project marked the second time MTG implemented a fully integrated smart home platform for Sherman Associates, further strengthening an ongoing relationship built on trust, consistency, and technical capability.
The Challenge
The Landmark Tower project presented several layers of complexity beyond a typical residential build.
First, the building was a full retrofit rather than new construction. Floors one through twenty were redeveloped into apartments and amenity spaces, while floors twenty-one through twenty-five remained privately owned condominiums that were occupied throughout construction. In addition, ownership and responsibility were split across multiple parties, including Sherman Associates, individual condo owners, and a separate entity responsible for the parking ramp.
Other key challenges included:
- Coordinating work in an occupied building with daily resident activity
- Navigating multiple stakeholders with different access, security, and infrastructure requirements
- Integrating new technology while working within existing pathways and code requirements
- Implementing a smart home system at scale, including access, climate control, and unit-level management
The project required careful planning, flexibility, and close coordination to keep work moving while minimizing disruption.
MTG’s Approach
MTG was engaged early in the construction process to help design a comprehensive, integrated low-voltage solution. Serving as a single source for most technology systems allowed for tighter coordination and more efficient execution across disciplines.
MTG’s scope included:
- Access control for building entrances and amenity spaces
- Video surveillance throughout common areas
- Intrusion monitoring for property management offices
- Telephone entry systems for controlled guest access
- Audio/visual systems across amenity spaces, including outdoor-rated displays
- Data cabling to support fitness equipment, package concierge systems, and shared technology
- A full smart home solution for each residential unit
For the smart home system, MTG installed a gateway, smart lock, and thermostat in every unit, allowing both residents and property management to control access and temperature through a cloud-based platform. This enabled improved resident convenience while giving management tools to monitor vacant units and optimize energy efficiency.
Throughout the design process, MTG worked with Sherman Associates to balance desired features with budget realities. One strategy included future-ready infrastructure—installing cabling for additional cameras and devices during construction so systems could be expanded later without disruptive or costly rework.
A dedicated, consistent field crew handled the majority of on-site work, providing continuity, familiarity with the building, and steady progress over the course of the project.
Outcome
Despite the challenges of an occupied retrofit and multi-party coordination, the Landmark Tower project was completed on schedule and within budget.
The finished building now features a fully integrated technology environment that supports resident convenience, building security, and operational efficiency. Residents benefit from smart access and climate control, while property management has centralized visibility across systems and the flexibility to scale or adapt technology as needs evolve.
The project also served as a milestone for MTG, reinforcing best practices around integrated smart home deployments and demonstrating the value of a single, accountable low-voltage partner on complex residential projects.
